Two owners with similar office buildings, one in Coral Gables and one in Orlando, compared notes over lunch and were surprised at how far apart their premiums were. The buildings were about the same size and age. The difference came almost entirely from wind exposure, roof age and the deductibles each owner had chosen.
There is no single price for office building insurance in Florida, because carriers rate each building on its own characteristics. Understanding what drives the price is the best way to manage it.
Location and Wind Exposure
Distance from the coast is the largest factor. Buildings in Miami-Dade, Broward and Palm Beach counties and along the coast pay more for windstorm coverage than comparable buildings inland. Some carriers will only write coastal buildings without wind, which means wind is placed separately. Our guide to hurricane insurance for office buildings explains how that works.
Construction and Building Features
Concrete and masonry buildings generally cost less to insure than frame buildings. Impact-rated windows and doors, opening protection, roof-to-wall connections and a building built to the current Florida Building Code all reduce the price of wind coverage, and a wind mitigation inspection documents those features for the carrier.
Roof Age and Condition
Carriers look closely at the roof. Older roofs can lead to higher premiums, actual cash value settlement on the roof instead of replacement cost, or a declination. Replacing an aging roof often pays for itself in premium over time. See our article on roof insurance problems for office buildings.
Occupancy and Tenants
Who occupies the building matters. Professional offices are viewed favorably. Medical tenants, restaurants on the ground floor, or vacant space can change the rate and the carriers willing to quote. A building with significant vacancy may need different coverage entirely; see our guide to vacant office building insurance.
Building Value, Limits and Deductibles
Premium is calculated on the insured value, so an accurate replacement cost valuation matters in both directions. Underinsuring risks a coinsurance penalty after a loss, while overinsuring wastes premium. The windstorm deductible, usually a percentage of value, is one of the biggest levers on price.
Liability and Claims History
Liability is priced mainly on square footage or rental receipts, with adjustments for parking areas, elevators and the condition of the premises. A history of water claims or slip and fall lawsuits raises both property and liability pricing.
How to Lower the Cost
The most effective steps are a current wind mitigation inspection, roof and plumbing updates, an accurate valuation, a deductible structure the owner can absorb, strong tenant insurance requirements, and quoting the building with several carriers. We work with a wide range of standard and specialty markets for commercial property.
