More collector vehicle applications fail on storage than on the car or the driver. It is the first thing underwriters ask about and the requirement owners most often assume they meet.

The rule itself is simple. What surprises people is which arrangements count and which do not.

The Baseline: Fully Enclosed, Locked, Controlled

Across the specialty market, the requirement is a structure with four walls, a roof, and a door you control access to.

That is the whole test. Not square footage, not climate control, not security systems — those affect pricing and options, but the threshold question is whether the vehicle is enclosed and locked in a space you control.

The reasoning is straightforward. Collector vehicles are rare, difficult to replace, and frequently appreciating. Storage that prevents theft, weather exposure, and casual access reduces the two loss types that dominate this book: theft and weather. Carriers price the savings back to owners, which is part of why collector policies cost meaningfully less than standard auto coverage on the same vehicle.

What Qualifies

Private attached or detached garage. The standard arrangement and the easiest approval.

Pole barn or outbuilding. Acceptable where it is fully enclosed and lockable.

Car condo. A dedicated collector storage unit you own or lease, with your own door. These are purpose-built for this and are squarely acceptable.

Commercial storage unit. A leased enclosed unit with your own lock qualifies.

Dedicated collector storage facility. Increasingly common in Florida, and often the best answer for owners without adequate space at home.

What Generally Does Not

Street parking. No carrier in this market will write a vehicle stored on the street.

Driveways. Some carriers will consider a driveway in limited circumstances, but it is an exception rather than an option and frequently comes with restrictions or surcharges.

Open carports. Marginal. Some carriers consider them in some states, others exclude them outright. Do not build a plan around a carport.

Residential Condominium Garages Are the Common Trap

This one catches South Florida owners specifically, and it is worth being precise about.

A shared building garage — the parking level of a high-rise, with valet, shared entry, and other residents coming and going — is a parking garage in underwriting terms. It is not a private garage, regardless of how secure the building feels or how expensive the address is.

Hagerty excludes parking garages outright in some states and only considers them elsewhere. American Collectors may accept a limited-access garage, but generally requires genuine 24-hour security: video surveillance, an alarm system, or on-site personnel. Even then it is a case-by-case decision rather than a standard approval.

The underwriting logic is control of access, not build quality. In a residential garage you do not control who enters, who parks beside you, or who has keys. A valet arrangement makes it worse, because the vehicle is regularly operated by people who are not on your policy.

For a Brickell, Miami Beach, or Fort Lauderdale high-rise owner, this often means the building garage will not work and a dedicated collector facility will. Resolve it before applying rather than after a declination.

Note that a car condo is an entirely different thing. The word is the same; the arrangement is not. A dedicated unit with your own locked door qualifies without difficulty.

Florida-Specific Considerations

Three things matter more here than in most states.

Flood and surge exposure. A garage that satisfies the carrier can still sit in a storm surge zone. Flood zone maps and surge evacuation zone maps answer different questions, and a structure can be outside the first and inside the second. Know both for your address.

Humidity and corrosion. Florida humidity works against preservation continuously — on chrome, on unprotected metal, on upholstery and interior materials. Climate control is a preservation measure rather than a coverage requirement, but for a vehicle whose value rests on originality, it protects the thing insurance cannot restore.

Garage door strength. The overhead door is the weakest point in most residential structures, and once it fails during a storm the building takes wind and water together. Reinforcement is inexpensive relative to what is parked behind it.

Tell Your Agent When Storage Changes

This is the maintenance item owners forget.

The storage location on file is part of what the carrier underwrote. Moving the car to a new home, a friend’s garage during a renovation, a restoration shop for an extended period, or a seasonal facility all change the risk the carrier accepted.

An inaccurate storage location is a problem waiting for a claim. It takes one email to update, and the update may also affect pricing in your favor if the new arrangement is better than the old one.

Extended stays at a restoration shop deserve particular attention. The shop’s garagekeepers coverage may apply, but it is the shop’s coverage with the shop’s limits — not yours. Confirm what applies while the vehicle is off your property.

What Underwriters May Ask For

Applications frequently require photographs of the storage location. Some carriers request a signed statement describing the arrangement.

Have images ready: the exterior of the structure, the door and its lock, and the vehicle inside. If you have security features — alarm, cameras, motion sensors, a monitored system — document them, since they can affect both eligibility and price.

If You Do Not Have Qualifying Storage

Options exist, and they are worth pricing before assuming coverage is unavailable.

Dedicated collector storage facilities have grown considerably in Florida, particularly around Orlando, Kissimmee, and South Florida, and monthly cost is often modest against what the vehicle is worth. Car condos are available for purchase or lease in several markets. And a leased commercial unit with your own lock is the least expensive arrangement that clears the threshold.

For many owners the storage cost is offset partly by the premium difference between a collector policy and a standard auto policy on the same vehicle.
