What’s Different About Distribution in Central Florida

A distributor in Orlando is usually built for reach. Central Florida’s position between the coasts, along Interstate 4 and Florida’s Turnpike, lets a single warehouse serve most of the state, and that shapes the insurance as much as the inventory does. Orlando distributors tend to run larger delivery fleets over longer routes, sell to hospitality and healthcare customers with demanding contracts, staff warehouses through a tight labor market, and sit on ground that carries its own geological risk. The coverage issues every Florida distributor faces are covered on our wholesaler and distributor insurance page. This page focuses on what is different about running a distribution business in Central Florida.

A Statewide Delivery Fleet Changes the Program

When a warehouse in Orlando serves customers from Jacksonville to Miami, the trucks spend most of their time on the highway, and the auto exposure grows with every mile. For many Central Florida distributors, commercial auto is one of the largest and most closely underwritten parts of the program. Carriers look hard at who is driving, how drivers are hired and screened, how the fleet is maintained, and what kinds of vehicles are on the road, and heavier trucks bring regulatory requirements that lighter vans do not.

Driver selection is where a distributor has the most control. A written hiring standard, motor vehicle record checks before hire and periodically afterward, and a clear policy on who may drive company vehicles all affect what the market will offer and what a serious accident costs. Employees who drive their own cars on company business, to a customer, a supplier or the bank, create a separate exposure that hired and non-owned auto coverage addresses. A distributor that begins hauling freight for other companies has moved into the trucking business, which is covered on our transportation insurance page.

Hospitality and Healthcare Customers Write the Insurance Requirements

Much of Central Florida’s economy runs on hotels, resorts, attractions, convention venues, restaurants and a growing healthcare sector, and distributors that supply them sign contracts with serious insurance requirements. Large hospitality and healthcare customers commonly require specific liability limits, umbrella coverage, additional insured status, primary and noncontributory wording, and a waiver of subrogation, and some require coverage for completed operations or products in particular forms. Those requirements should be reviewed before the contract is signed, because a distributor that can’t produce the right endorsements may lose the account or carry a gap it doesn’t know about.

Food distributors serving restaurants and hotels carry exposures that go beyond the contract. Temperature-sensitive inventory can spoil when refrigeration fails or the power goes out, and covering both requires equipment breakdown coverage for mechanical failures and utility services coverage for outages that begin away from the premises. The general liability policy excludes the cost of recalling products, so a food distributor pulling a contaminated shipment needs recall coverage written for that purpose.

Distributors supplying the medical sector, including the facilities around Lake Nona, face some of the closest underwriting in the class. Medical products draw scrutiny on products liability, and carriers want to understand exactly what is being sold, who manufactures it, and whether the distributor repackages, relabels or stores anything that requires temperature control.

Inland Doesn’t Mean Out of the Storm’s Path

Central Florida’s distance from the coast spares it storm surge, and carrier appetite for wind exposure is often broader inland than it is along the shoreline. That advantage has limits. Recent hurricanes have crossed the peninsula with damaging winds and heavy rain that flooded neighborhoods and industrial areas well inland, and named storm deductibles, stated as a percentage of the insured values, still apply to Orlando warehouses. Flood is excluded from commercial property policies and requires separate commercial flood insurance, and it is worth considering even for facilities outside a mapped flood zone, where many flood claims originate.

Central Florida also brings a risk the coasts see less often. The region’s limestone geology makes sinkholes a real consideration. Commercial property policies typically cover only a narrowly defined sudden sinkhole collapse, while settling, cracking and other earth movement are excluded, and broader sinkhole coverage is a separate decision where it’s available. A distributor in an area with sinkhole history should know exactly what its policy includes.

Staffing a Warehouse Through a Tight Labor Market

Warehouse work in Central Florida competes for workers with hospitality, construction and healthcare, and many distributors fill the gap with temporary workers from staffing agencies. That arrangement shifts some of the workers’ compensation exposure to the agency, but not all of the risk. A distributor using agency workers should confirm that the agency’s workers’ compensation policy covers the workers placed in its warehouse, and it can ask to be named on that policy through an alternate employer endorsement so that an injured worker’s claim stays where it belongs.

Direct employees need workers’ compensation of their own, and warehouse injuries from lifting, forklifts, loading docks and repetitive work are a steady part of the class. Forklift certification, dock safety practices and a documented return-to-work program all affect both the frequency of claims and what the coverage costs over time.

New Warehouses, Leased Space, and Third-Party Logistics

Much of Orlando’s distribution space is newer construction in industrial parks along the interstate corridors and around the airport, and modern tilt-wall buildings with current sprinkler systems generally draw favorable attention from property carriers. The protection still has to match the use. A sprinkler system is designed for a certain type of commodity stored up to a certain height, and a tenant that stores more hazardous goods or stacks higher than the design allows can find that the building is no longer considered adequately protected.

Leases in these parks typically require the tenant to carry specified liability limits, name the landlord as an additional insured, waive subrogation, and insure its own improvements and inventory, since the landlord’s policy covers the building and nothing inside it. Distributors that store inventory at third-party logistics facilities or overflow warehouses should make sure those locations are scheduled on the property policy or that coverage is written to follow the goods, because standard coverage for property away from the insured’s own premises is limited.

Working With Prestige Insurance Group in Orlando

Our Orlando office works with wholesalers, distributors and logistics businesses throughout Orlando, Kissimmee, Lake Nona, MetroWest, Winter Garden, Clermont, Davenport and the rest of Central Florida, in English and in Spanish. As an independent agency, we place distribution accounts through a wide network of carriers and specialty markets, including programs built for specific product lines that standard carriers decline.

A review starts with what you sell, who you sell to, how your fleet operates, how your warehouse is staffed, and where your inventory sits. From there we match the auto, liability, property and workers’ compensation coverage to how the business actually runs, and check your customer contracts against the coverage you carry.
