Concrete work carries two properties that shape everything about how it should be insured.
It is structural, so failures are expensive rather than cosmetic. And it is permanent, so the claim arrives years later when whatever was built on top has to come off.
The exposures in between are among the heaviest in construction.
Formwork and Shoring Collapse
The most dangerous moment in concrete work is placement, before anything has cured.
Wet concrete is enormously heavy and exerts pressure on forms and shoring that has to be engineered and inspected. A form blowout, a shoring failure, or a slab or deck collapse during placement produces catastrophic injuries — workers buried or crushed under material that cannot be moved quickly.
These events also destroy the work in place, damage the structure below, and stop a project entirely.
Engineered formwork design, documented shoring inspection before each pour, load calculations, reshoring schedules, and restricted access below elevated placements are the controls. Carriers ask about them, and a written pre-pour inspection procedure is the kind of thing that separates accounts.
Boom Pumps and Overhead Power Lines
Concrete pump trucks put a steel boom into the air on residential and commercial sites, and contact with an energized overhead line is the catastrophic version of an ordinary day.
The results are electrocution of the operator or ground crew, damage to utility infrastructure, and potential injury to bystanders. It happens on tight residential lots and older commercial properties where service drops run where nobody expected them.
Pump truck operations also produce setup failures — outriggers on unstable ground, boom overextension, and hose whip during placement, which can strike workers with severe force.
Where the pump is a subcontracted service, responsibility gets argued afterward. Confirm the pump contractor’s coverage and certificate before the pour rather than after.
Silica Is a Long-Tail Exposure
Cutting, grinding, drilling, and finishing concrete generates respirable crystalline silica, and this is the exposure the trade most often underweights.
The health consequences develop over years, which is precisely what makes it an insurance problem. Claims surface long after the exposure, arriving as workers’ compensation claims and sometimes as liability claims.
Federal standards require exposure control, engineering controls such as wet cutting and dust collection, respiratory protection where controls are insufficient, medical surveillance, and recordkeeping.
Two consequences. Underwriters evaluate whether a documented silica program exists. And some policies carry silica exclusions or sublimits — worth confirming on yours specifically, because a program that looks complete can have this one carved out.
Concrete Burns
Wet concrete is caustic. Prolonged skin contact produces chemical burns severe enough to require grafting, and because the injury develops slowly workers frequently do not realize it is happening until significant damage has occurred.
Knee and leg burns from kneeling in fresh concrete are the common version. Eye injuries from splashes are the acute one.
Protective equipment, washing facilities on site, and training on recognizing early symptoms reduce both frequency and severity — and this is a claim type that responds well to a documented program.

XCU: Explosion, Collapse, and Underground
Concrete contractors run into the same set of exclusions excavation contractors do, and for the same reasons.
Carriers commonly exclude property damage arising from explosion, collapse — including collapse caused by excavation, undermining, or removal of lateral support — and underground damage to buried property caused by mechanical equipment.
For a concrete contractor doing footings, foundations, and site work, that removes coverage for a struck utility, a neighboring foundation that settles after you dug beside it, and a structural collapse claim.
Coverage is available by endorsement, and carriers who write this class routinely include it. But it is not automatic, and a policy priced attractively may be priced that way because XCU was left excluded.
Ask your agent whether your policy excludes XCU, and whether it can be endorsed back.
Washout and Discharge
Concrete washout water is highly alkaline, and discharging it to soil, storm drains, or surface water is regulated.
Contractors are expected to contain washout, and violations carry penalties alongside potential liability for property damage or environmental harm. Slurry from cutting and grinding raises the same question.
Standard general liability policies contain a pollution exclusion that can reach these discharges. Contractors performing significant cutting, grinding, or high-volume placement should confirm whether contractors pollution liability belongs in the program.
What General Liability Pays For
The distinction that decides what a defect claim costs.
The “your work” exclusion means the policy does not pay to remove and replace your own defective concrete. A slab that cracks, a foundation out of tolerance, a pour that did not meet specification — that is your obligation.
What responds is the resulting damage: the structure built on the failed slab, the finishes destroyed during remediation, the flooring and walls that had to come out.
On concrete work that distinction is expensive, because removing and replacing concrete usually means removing everything above it first.
Care, custody, and control applies as well, excluding damage to property in your control and to that part of the property you are working on.
Completed Operations and the Statute of Repose
Concrete defects surface late. Settlement, cracking, spalling, inadequate compaction under a slab, drainage that directs water toward a structure, and reinforcement placed incorrectly all become apparent months or years after turnover.
Completed operations coverage responds to claims from finished work. Florida’s statute of repose, shortened from ten years to seven by Senate Bill 360 in 2023, generally runs from the earliest of the certificate of occupancy, certificate of completion, or abandonment of construction, with four years from discovery on the limitations side.
Many commercial contracts require completed operations coverage be maintained for a stated number of years after the project closes. Confirm your limits meet your largest contract requirement, and that there is no gap between what was in force when past work was performed and what you carry now.
Tilt-Wall and Precast Erection
For contractors casting and erecting panels, the lift is the concentrated risk.
A panel that fails during lifting, or before temporary bracing is secured, produces catastrophic injury and destroys work in place. The sequence — casting, curing to strength, lifting, bracing, permanent connection — is where things go wrong, and wind during the bracing window is a live factor in Florida.
Confirm the operations are disclosed and that crane and rigging responsibility is settled in writing before the lift.
Vehicles, Subcontractors, and Contracts
Mixer trucks, pump trucks, and equipment haulers put heavy vehicles on public roads daily. Severity here is higher than fleet size suggests, and umbrella coverage above the auto limit is standard rather than optional.
At audit, a subcontractor who cannot produce a valid certificate showing their own general liability and workers’ compensation typically has their payroll charged back to you at concrete rates.
Developers, general contractors, and municipalities require certificates specifying limits, additional insured status covering ongoing and completed operations, waiver of subrogation, and primary and non-contributory wording. Public and structural work frequently specifies XCU coverage explicitly.
